SUN CITY HILTON HEAD COMMUNITY: A Brief Overview
STRUCTURE
Currently, the Sun City Hilton Head Community is governed by a seven member Board of Directors, four appointed by Pulte and three Sun City Hilton Head residents elected by the community. Elections for the 2-year-term resident positions on the Board of Directors are held in May of each year. Control of the Board transfers entirely to the residents once 90 percent (%) of the planned homes are sold. At that time, the Community will elect four members to replace the four Pulte appointees.Current Board Members include:
- Ken Hull, President Pulte Representative
- Jerry McQuaid, Vice President Resident Representative (Term Expires 6/2006)
- Jim Mauck, Treasurer Pulte Representative
- Al Reuben, Secretary Resident Representative (Term Expires 6/2007)
- Richard Espinoza, Member-at-large Pulte Representative
- Glenda Morgan, Member-at-large Pulte Representative
- Karen Pacifico, Member-at-large Resident Representative (Term Expires 6/2006)
As mandated by the Covenants and Bylaws governing the Community Association, the Board holds the Annual Meeting in October and meets quarterly in January, April, July, and October to conduct all Community Association business.
During the Annual Meeting, the proposed Budget for the following year is presented to the community by the Finance Committee, and approved by the Board at its October quarterly meeting. Any and all business requiring a vote by the residents through their Neighborhood Representatives is conducted at the Annual Meeting in October. Following the official, business portion of the meeting, an informal "State-of-the-Community" report is given outlining the accomplishments of the past year and the issues to be addessed in the coming yearall in a Town Meeting style allowing residents to interact with the board.
Additionally, an "organizational" Board meeting is convened in June to seat newly-elected Board members and elect officers. Unless in "Executive Session," Board meetings are open and followed by a brief Q&A session.
OPERATIONS
The board engages Community Association Management (CAM), a Pulte company, to manage the day-to-day affairs of the Community Association. The Community Association has no employees.
